Record the building and the intended use
Gather plans, photographs, previous reports and a list of defects. Describe the spaces and everyday uses you want, including access, storage and comfort. Separate urgent repairs from optional improvements. Ask which observations require investigation before a quotation can be finalised. A photograph of a crack or stain is useful evidence, but does not identify its cause.
Secure structure and protection from water
Have the relevant professionals examine foundations, load-bearing elements, roof and sources of water. Agree how an area will be protected while work is in progress. Cosmetic work should not conceal an unresolved defect. If opening a wall or floor reveals a different condition, record the discovery and confirm the revised scope, cost and timing before continuing.
Design insulation and ventilation together
Describe the complete wall or roof assembly, its junctions and how rooms will receive and exhaust air. Improving airtightness changes the way the dwelling behaves. Ask how existing moisture, openings and thermal junctions will be treated. Do not choose a ventilation unit independently of the route of ducts, access for maintenance and the changes to the envelope.
Coordinate concealed services before closing surfaces
Confirm routes for electricity, water, drainage and ventilation with the actual layout. Identify the checks that must take place before a ceiling, lining or floor conceals the work. Assign responsibility for each interface: preparing an opening, protecting a pipe or reinstating a surface. Keep photographs with room and location references so that the finished home can be maintained.
Finish, inspect and hand over
Schedule dusty or wet operations before vulnerable finishes. Agree when supports are ready and what protects completed work. At handover, compare the result with the contract, identify outstanding defects precisely and collect notices, product references and reports. Keep the project sequence updated when a delivery, drying period or investigation changes a dependency.
Your preparation checklist
- Initial defects and objectives recorded.
- Investigations assigned before final pricing.
- Structure and water protection addressed.
- Envelope and ventilation considered together.
- Concealed work checked before closure.
- Handover and maintenance documents collected.
Questions before you commit
Should every renovation follow exactly the same order?
No. The sequence depends on the building, the scope and the dependencies between trades. Use the stages to organise the discussion, then have the project-specific order confirmed.
Does a provisional allowance authorise extra work?
No. An allowance is a budgeting assumption. Changes still need a defined scope and the applicable approval process.
